To optimise the tenant structure of its city centre shopping centers, ECE draws up a branch and tenant mix tailored to the specific location as early as the planning phase. The outlets in our shopping projects - from start-ups to international chains - supplement the range of goods and services on offer in the city centre and help to attract more and new visitors from the nearby and outlying region. The center concepts are reviewed and adapted on an ongoing basis in response to changing trends in the retail sector.
Staggered system of rents
The staggered system of shop rents is a cornerstone of the ECE concept. It goes without saying that a food outlet cannot afford the same rent as a jewellery shop, for example. Our tenants pay a sector-related rent based on the financial strength of the individual store. A completely different leasing concept from that employed by owner-operators of retailing complexes and leasing agents – whose aim it usually is to pocket the highest possible rent for each individual shop. The result: entire branches begin to disappear from the city centres. We are committed to reversing this trend.
