Redesign of the Hessen Center

The Hessen-Center is strengthening its role as a local retailer

The Hessen-Center Frankfurt is consistently expanding its offerings to meet the needs of customers in its catchment area. The redevelopment of a former department store space was used to modernize the location and strengthen its role as a local retailer in eastern Frankfurt.

Developing the Asset Through Partnership

The Project

The redevelopment of the former department store space opened up the opportunity to envision the Hessen-Center beyond simply re-leasing the space. With 18 new retail concepts, the opportunity was seized to modernize an established location in a targeted manner and align it even more effectively with the needs of the catchment area. The positive trend in visitor traffic and sales underscores the appeal of the center’s offerings and the successful further development of the center.

An Opportunity for Further Development

The redevelopment of the former department store space provided an opportunity to strategically enhance the Hessen-Center and adapt it to changing customer needs. Since 2023, 18 new retail concepts have been integrated across three levels, further refining the center’s profile.

Local Supply as a Key to Success

With a wide range of products for everyday needs, the Hessen-Center is strengthening its role as a key local shopping destination in eastern Frankfurt. In addition to anchor tenants such as EDEKA and Woolworth, regional businesses like Nahari’s Fish and Delicatessen also contribute to the location’s high relevance in the daily lives of many people.

Fashion as a Key Component of the Tenant Mix

To complement local retail offerings, the center’s lineup has been strategically expanded to include attractive fashion concepts. With brands such as TK Maxx, H&M, C&A, P&C, and Olymp & Hades, the Hessen-Center appeals to a variety of target groups and enhances its appeal beyond everyday necessities.

Next steps in development are already being planned

Douglas's return to a space of approximately 286 m² strengthens the Hessen-Center's expertise in the cosmetics and beauty sector. At the same time, further steps are already being taken to enhance the tenant mix.
