ECE develops new logistics centers with flexible usage options near Hamburg and in the Stuttgart metropolitan area

ECE is expanding its activities in the logistics property segment and developing two new logistics centers, one east of Hamburg and the other in the Stuttgart metropolitan area. The “Logistics Center Hamburg East” with its flexible sizes and lease terms as well as variable usage options, is being built on a site around 50 kilometers east of Hamburg in “Businesspark A24” in Gallin, located directly on the A24 freeway to Berlin, and thus has optimal transportation connections. The state-of-the-art logistics facility will offer logistics space of around 36,000 m², which is flexible and can be divided into units of 4,000 m² or more. Construction is scheduled to start in the first quarter of 2022, with completion and commencement of operations planned for the fourth quarter of 2022. Leasing of the spaces has already begun and there are already several high-profile prospective tenants.

Construction is now also underway for the planned “Logistics Center Stuttgart-Heilbronn”, located in Möckmühl near Heilbronn in the state of Baden-Württemberg, now that approval has been granted by the local authorities. The logistics center is located directly on the A81 freeway, in the “Habichtshöfe” industrial area. It has a logistics area of around 52,000 m2 and is comprised of two buildings, which can be divided into units of 10,000 m2 or more. Construction is slated to begin at the end of 2021, with completion expected by the beginning of 2023. Leasing for this property is being marketed exclusively by E&G Real Estate.

Both logistics centers are designed as multi-tenant properties and can therefore be leased by one or more users for flexible lease periods. In addition, both locations feature unrestricted 24/7 use. A portion of the properties includes high-quality office and social spaces assigned to the respective user.

"We are thus meeting the high demand from both users and the investor market for modern, flexibly usable, sustainable logistics real estate in excellently connected locations."

The logistics centers have been designed in accordance with the latest sustainability standards and are highly energy-efficient. Among other things, they include energy-saving LED lighting. The aim is to obtain a gold certificate from the German Sustainable Building Council. 

ECE has planned or built several logistics centers for flexible use, including the “Berlin-South Logistics Center,” which is currently in use. In total, ECE has already built or planned more than 30 logistics properties with around 1.3 million m² of space.
