Residential project development: thinking more intelligently about living space

Rethinking living space in a new and more intelligent way - that is our credo in residential construction. Following the Bauhaus design model, we develop efficient and flexible housing solutions in all segments - from subsidized rental apartments to owner-occupied apartments - that adapt to people's current lifestyles and are also affordable. Entire city districts are also part of our practiced repertoire.

Development of rental and condominium housing

In response to the increasing demand for affordable housing in European metropolises, we are offering a variety of housing concepts that cater to the needs of future tenants and owners. Our range of offerings spans from affordable and subsidized housing to individual apartments. Even in this asset class, we design our products with the user in mind, focusing on developing intelligent and affordable floor plans. A prototype house developed by us allows us to manage rising construction costs without compromising on quality.

Shopping centers as residential locations

As a forward-thinking real estate developer, we continuously rethink our shopping centers and their functions. Where space was once reserved for more cars, the mobility shift is creating urgently needed space for housing. This brings benefits for both sides: the shopping centers gain new customers, and the apartment tenants have shops, doctors, and a fitness studio right on their doorstep.

Building in existing structures

The lack of housing, space constraints in urban and suburban areas, long construction times, and high construction costs, as well as changed usage behaviors, have led to the increasing relevance of building in existing structures, i.e., the repurposing of properties. This is particularly significant in the context of climate change and dwindling resources. Due to changing requirements for contemporary, modern offices and a high proportion of people working from home, unused office buildings are particularly suitable for conversion into residential units.

Construction, operation, and rental of furnished apartments

People today are much more mobile than ever before. The demand for housing and comfort is highly dependent on their respective life situations. However, the desire to live in centrally located and well-connected areas at affordable rents remains. This is possible in modern build-to-rent housing developments, such as those we operate in Birmingham, Leeds, and Manchester in the United Kingdom. In a tailored all-inclusive package, the building ensembles offer residents the amenities and flexibility of a hotel combined with the comfort of their own home.

This requires sustainable transportation concepts, close involvement of all stakeholders and neighbors, and last but not least, an urban space that connects everything and everyone.

Our ESG Code

Cornerstones of our ESG Code: We develop real estate with a max. CO2 emission of 20 kg/m², aim to be at least 10% above the legal building standards and strive for a value of 300 kg C02/m² in the reduction of "gray emissions".

TIDE Hamburg: Residential in a prime HafenCity location

The new TIDE mixed-use building ensemble in Hamburg's HafenCity is growing in height: around 600 high-quality owner-occupied and rental apartments are being built in a central premium location between the Elbe and Baakenhafen. Other components of the ensemble include a hall of residence for around 370 students and apprentices as well as the UBS Digital Art Museum. There will also be a daycare center, commercial space and Gastronomy.

Freising: Takeover and continuation of a residential project

In Freising near Munich, ECE Work & Live has taken over the "Anger Quartier" residential project development for a total of 118 condominiums with around 10,000 m² of residential space and will continue the developments, which have already been started, until its completion in 2026. The buildings will be executed to the Efficiency House 55 standard and the energy supply will be provided by the district's own combined heat and power plant.

Düsseldorf: Sustainable apartments instead of offices

In Düsseldorf, ECE Work & Live is planning to convert a former office property into an attractive and sustainable residential building with around 150 modern tenants or owner-occupied apartments with high-quality energy standards. The three-part building from the 1970s is centrally located near the zoo park. Completions are scheduled for 2027/28.

Exclusive residential quarter in Rome

In the west of the Italian capital, ECE Work & Live is realizing a new quarter in a park-like location with six buildings and around 125 modern-design condominiums in a joint venture with two local partners. Special features include a residents' lounge, a co-working area and a fitness studio as well as outdoor areas with green spaces and play facilities for children, a swimming pool and private fitness areas.

101 on Cleveland London

In the heart of London's West End, we joined forces with Art-Invest Real Estate and Dukelease to develop and realize a residential project comprising 88 high-quality condominiums, 15 subsidized apartments and 3,500 m² of retail area. With this joint venture project, we were able to gain further valuable experience on the UK market and at the same time contribute our extensive expertise in real estate development.

Build-to-rent-apartments in UK

Birmingham, Leeds and Manchester - in these three economically strong cities in England, we are contributing our many years of experience and expertise in property and asset management and expanding our residential activities in the United Kingdom with the acquisition of a total of 2,100 residential units from the British build-to-rent developer and asset manager Dandara. The centrally located, fully equipped and modern apartments of various sizes combine the service and comfort of a hotel with the feeling of a home from home and offer their residents numerous services such as a fitness center, co-working areas and community events.

Aston Place Birmingham

324 of these residential units, spread over two apartment blocks with up to 24 floors, are located in the heart of Birmingham, the UK's second largest city. In addition to their central location, with close proximity to Birmingham New Street Station and the main business and retail districts, the cleverly designed, spacious and modern studios offer plenty of storage space and high-quality furnishings to make their residents feel at home.

Chapel Wharf Manchester

The Chapel Wharf Quarter, operated and leased by us, is located in the northern English business metropolis of Manchester. In a prime central location next to the five-star Lowry Hotel, it comprises 995 build-to-rent studios spread over four blocks of up to 22 floors. The city center developments are within walking distance of the Spinningfield business district and main retail locations.

Together with STRABAG Real Estate (SRE), we have realized a three-part building ensemble in the heart of Hamburg's HafenCity. It consists of the 70-meter-high WATERMARK office tower, the seven-storey SHIPYARD office building and the FREEPORT residential building. FREEPORT offers a total of 46 condominiums with unobstructed views of the Elbe, all of which are fitted-out with balconies.

Apartments and offices with a view of Hamburg's Outer Alster: this is what the Alstercampus offers - a lively urban quarter with around 250 modern rental apartments and approx. 23,000 m² of office space. We were entrusted with the project development, general planning and project management.

Together with partners, we have developed "Mitte Altona" with 1,600 apartments on a former railroad site in Hamburg. The new district is the largest urban development project in the Hanseatic city after HafenCity. In addition to residential buildings with social housing, tenants and owner-occupied apartments, the new district includes a park, neighborhood squares, daycare centers and a school.Together with partners, we have developed "Mitte Altona" with 1,600 apartments on a former railroad site in Hamburg. The new district is the largest urban development project in the Hanseatic city after HafenCity.
